As Australia's second-oldest European settlement, this suburb mixes pre-1940 colonial cottages and heritage terraces near the river with a dense, high-rise CBD where more than 85% of dwellings are now apartments built from the 2000s onward.

That split matters for plumbing. Heritage cottages around Macquarie Street still carry a lot of original pipework, while the towers filling in the skyline run on shared plant now reaching its first real wave of failures.

Flexi-hose failures under sinks and vanities turn up constantly across that huge stock of newer apartments, a fast, sudden flood rather than a slow warning sign.
