As Australia's second-oldest European settlement, this suburb mixes pre-1940 colonial cottages and heritage terraces near the river with a dense, high-rise CBD where more than 85% of dwellings are now apartments built from the 2000s onward.

That split matters for plumbing. Heritage cottages around Macquarie Street still carry a lot of original pipework, while the towers filling in the skyline run on shared plant now reaching its first real wave of failures.

Flexi-hose failures under sinks and vanities turn up constantly across that huge stock of newer apartments, a fast, sudden flood rather than a slow warning sign. Meanwhile the ageing hot water systems in those same towers are hitting end-of-life together, since so much of the stock went up in the same decade.

Nearer O'Connell Street, root-prone clay drains from the colonial and mid-century era add a different failure mode again, one that shows up as a slow block rather than a sudden flood.

We handle both ends of that spread: the burst and leaking pipes that hit a tower without warning, and the blocked drains that build up slowly under a heritage cottage.

The reactive shale-derived clay under much of the area doesn't help either building type. It shifts with wet and dry cycles, stressing joints in old and new pipework alike, just in different ways depending on how each was built.

Shared plant in the tower blocks also means a fault rarely stays contained to one household. When a riser or a common hot water system fails, it tends to take out more than one apartment at once, which is worth mentioning when you call so we come prepared for that scale.

Low-lying CBD and riverside streets sitting in the river's flood catchment surcharge stormwater drains during heavy rain, backing up gullies and outdoor drains faster than higher ground nearby.

Some of those same riverside blocks carry documented flood risk beyond just stormwater surcharge, meaning a heavy-rain event can mean real inundation for a property right on the water, not just a blocked gully.

Both issues trace back to the same low, flood-catchment position on the river, which the local plumbing has to work around rather than ignore.

Debris and heavy leaf litter from the mature trees around Prince Alfred Square and the parkland edges add to the load on stormwater grates during a big downpour, on top of the volume itself.

We already know this stretch well, both the heritage cottages and the newer towers, because it sits right next to our own home turf.
